1. Who we are

FRASafe is operated by [YOUR COMPANY NAME] (“we”, “us”, “our”), trading as FRASafe. These terms govern your use of www.frasafe.co.uk and the FRASafe service. By registering or using FRASafe you agree to these terms.

2. What FRASafe is (and is not)

FRASafe is a documentation and recording tool that helps competent persons produce a written fire risk assessment in accordance with the Regulatory Reform (Fire Safety) Order 2005 (RRO 2005) and BS 9792:2025.

FRASafe is not:

  • A fire safety consultancy or advisory service
  • A substitute for a physical inspection of the premises
  • A guarantee that the output will be accepted by any particular local authority, council, or enforcement body
  • A means of certifying any person as a qualified fire risk assessor

The legal duty for fire safety rests entirely with the Responsible Person as defined by the RRO 2005 and the Building Safety Act 2022.

3. Eligibility — competent persons only

The RRO 2005 requires that fire risk assessments be carried out by a “competent person” — someone with sufficient training, experience, knowledge, and other qualities appropriate to the nature of the work. By using FRASafe you confirm that you are, or are acting under the supervision of, a competent person for the type of premises being assessed.

FRASafe is intended for use with Houses in Multiple Occupation (HMOs) and similar residential premises. It is not designed for, and should not be used for, complex high-rise buildings, care homes, hospitals, or other premises requiring specialist assessment.

4. Your account

You are responsible for keeping your login credentials confidential and for all activity that occurs under your account. You must notify us immediately at hello@frasafe.co.uk if you suspect unauthorised access to your account.

You must provide accurate information when registering and keep it up to date. You may only create one account per person or organisation.

5. Pricing and payment

Completing a fire risk assessment on FRASafe is free. A one-off payment of £45 (inc. VAT where applicable) is required to generate and download your finished PDF report.

Payments are processed securely by Stripe. We do not store your card details. All prices are in GBP.

6. Refund policy and right to cancel

Under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013 you have a 14-day right to cancel a digital content purchase. However, by proceeding to payment and requesting immediate generation of your PDF report, you expressly consent to waive this cancellation right — as permitted by Regulation 37 of those Regulations.

Once your PDF report has been generated and made available for download, the payment is non-refundable except where the report is materially defective due to a fault on our part. If you believe your report is defective, contact us at hello@frasafe.co.uk within 14 days of purchase.

7. Data retention

Assessment records (including your questionnaire answers, declarations, and PDF report) are retained for 7 years from the date of the assessment. This is consistent with fire safety record-keeping obligations and GDPR Article 5(1)(e). This retention period cannot be shortened at your request during those 7 years.

8. Acceptable use

You must not use FRASafe to:

  • Produce assessments for properties you have not physically inspected
  • Produce false, misleading, or fabricated fire risk assessments
  • Resell, sublicense, or commercially redistribute assessment reports you did not produce
  • Attempt to reverse-engineer, scrape, or circumvent any part of the service
  • Use the service in any way that breaches applicable law

We reserve the right to suspend or terminate accounts that breach these terms without refund.

9. Intellectual property

The FRASafe platform, including its software, questionnaire content, and design, is our intellectual property. The fire risk assessment report generated from your answers is yours — you own it and may use it for any lawful purpose.

10. Limitation of liability

To the maximum extent permitted by law, we shall not be liable for any indirect, incidental, special, or consequential loss arising from your use of FRASafe, including (without limitation) any loss arising from:

  • Reliance on a report produced by FRASafe
  • A council or enforcement body refusing to accept a FRASafe report
  • Any fire safety incident at a property assessed using FRASafe

Nothing in these terms limits our liability for death or personal injury caused by our negligence, fraud, or any liability that cannot be excluded by law.

Our total aggregate liability to you in respect of any claim arising from these terms or your use of FRASafe shall not exceed the amount you paid us in the 12 months preceding the event giving rise to the claim.

11. Service availability

We aim to keep FRASafe available at all times but do not guarantee uninterrupted access. We may carry out maintenance, updates, or experience downtime outside our control. We are not liable for any loss caused by unavailability of the service.

12. Changes to these terms

We may update these terms from time to time. We will notify you of material changes by email or by a notice within the service. Continued use of FRASafe after changes take effect constitutes acceptance of the updated terms.

13. Governing law

These terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
